Project Summary

General Demolition were contracted by Grafton Advisors to undertake a strip out of the former HSBC Private Bank and HSBC Global Asset management offices located in the district of St James’s, London.

The grade II listed building was built in 1845 and completely renovated in 2003 to add modern ‘A’ Class offices behind the original building. The interior of the former Conservative club includes hand painted walls, ceilings and a stunning domed atrium; the preservation of the original building was primary focus for General Demolition during the contracted works.

To protect the historic part of the property all connecting lifts and doors were boarded and sheeted, leaving a single point of access, and temporary heating/humidity solutions designed and installed.  Hourly checks were made throughout the project to monitor temperature, humidity and other environmental factors to maintain the integrity of the area and artwork.

The strip out was carried out on all nine floors of offices and included the removal of carpets, ceilings, glass partitions and all electrical and plumbing. All plant formerly servicing the building was also removed from the basement and roof, ensuring the noteworthy scenic and car lifts were removed at the cessation of the contract works to maintain vertical movement, accessibility and programme.

Traffic control was required when clearing arisings via Little St James Street, a narrow one-way access shared with the prestigious Duke’s Hotel and Bridgewater House residents. Working also in very close proximity to the Sudan Embassy, St James’s Palace and a Masonic Hall, regular liaison with neighbouring businesses was imperative to ensure they were not in any way inconvenienced or disturbed by our undertakings.

The recycling rate on the project was 98%
