55 Victoria Street

General Demolition delivered the strip out and temporary works scheme as part of the enabling works at 55 Victoria Street.

Project Overview

General Demolition delivered this strip out on a busy intersection on Victoria Street, opposite Scotland Yard. The building comprised 10 floors, including the basement and the ground floor retail units, which needed to stay operational throughout the contract.

On completion of the strip out works, General Demolition then provided the main works. This involved the removal of all perimeter cladding, the roof and plant rooms and section elements of the slab and a 10 level concrete stair core.

The stair core was particularly challenging due to a party wall that had become exposed. General Demolition created a smart, effective solution. Our scheme protected the internal block wall from the weather, while additionally maintaining a level of thermal insulation and protection.

During the removal of the perimeter cladding and slabs, we installed temporary works. This involved ladder and unit beams spanning openings of 10/15 metres. Next, we applied a waterproof membrane to the 3rd-floor slab, and installed Monoflex sheeting from slab to slab, encasing the building from 3rd floor to 1st floor.

Then, we installed temporary drainage on the roof to collect standing water, with bunds and pumps to ensure no flooding. The removal of the slabs and lift shafts left large openings, which we covered with scaffold decks weatherproofed with ply and felt.

Investigations and Surveys

The basement and rear courtyard area required several investigation works. General Demolition performed several trial pits and boreholes to determine if any obstructions or redundant foundations still existed from the previous building.

To carry out the pile probing we used a Terrier rig. Before the investigation works, we performed a GPR survey as the nearby sub-station was required to stay live. The substation fed the NatWest Bank and other nearby residential properties that overlooked and shared the rear courtyard.
