To facilitate the development of modern, affordable housing for Southwark residents, General Demolition was actioned to plan and execute the demolition of an existing residential block and adjoining culinary school close to Waterloo station.

Developer Grainger Properties PLC brought us into this £620k project to ensure residential block, Cornwall Flats, and culinary school, Ethelm House, were demolished sustainably and sensitively with minimal interruption to neighbouring residents and businesses. General Demolition’s work began in the early development process to facilitate the discharge of planning conditions for the site, as well as carrying out early investigations stipulated within the services framework.

Enabling affordable homes

Once agreed, we were in a position to proceed with the demolition of the two buildings.

During the project, we also planned and installed a temporary sub-station to facilitate the necessary works, which involved liaison with UKPS & UKPN prior to commencement.

Developing for good

The 14-week project paves the way for residents from the former 1930s housing estate, Cornwall Flats, to be rehomed into a new, purpose-built development at this location. Plans for the new development incorporate 215 flats to replace the 69 homes in the existing building, as well as community spaces.

Facilitating growth

Situated in the heart of Southwark, the site is close to Waterloo station, Waterloo bus depot, and a number of local businesses.

Nearby businesses like Waterloo Bus Garage and Union Jack Club, as well as existing occupants of Cornwall Flats, had concerns over the party walls and other neighbourly matters.

Our pre-demolition works and subsequent handling of the project involved careful planning, clear communication, and sensitive community liaison to ensure the project ran smoothly and successfully for all.
