Fitzroy Street
13-17 Fitzroy Street has seen a lot of change. Originally two buildings built between the late 1950s to mid- 1960s, they were combined in the early 2000s during an extensive refurbishment.
Twenty-two years later, planning permission was granted for further reconfiguration and adaptation, including a two-storey extension. But first, it needed to be prepped and this is where General Demolition stepped in.

General Demolition was contracted to undertake full-scale strip out and enabling works to 13-17 Fitzroy Street ahead of a year long refurbishment project that will see the building transformed. A new extension, a refurbished façade and step-free access are just some of the changes that will adorn this modernised building.
The project
Complete strip out and enabling works to a ten-storey building that is nestled in a busy London postcode and surrounded by high-value neighbours is not every contractor’s dream. Luckily for General Demolition, this type of work falls squarely within our wheelhouse. Many of our operatives have been with us for years and know how we work.

The green agenda sat high on the client’s list of priorities at Fitzroy Street. Their appointed Sustainability Consultant found a match in an on-site General Demolition Sustainability Champion, nominated by members of the team.
The collective team effort could be seen across the site, from the thousands of raised access floor tiles that were cleaned, stacked and removed ready for re-use elsewhere, to the installation of a double height noise encapsulating loading gantry for waste removal.
That the gantry captured dust and debris during loading - vastly improving the air quality in and around the site – was an additional benefit that made for some very happy neighbours!

Opening up our little black book
As you’d expect for a firm that has been going in excess of 40 years, General Demolition has a great contact list. Many of the third-party specialists we call on have worked with us on multiple projects. We trust their skills and expertise. At Fitzroy Street, we picked up the phone to one such contact for some structural investigation works that were required. Core samples were taken from columns across the building to properly assess their structural condition. The resultant findings were of critical importance to the client as they looked to secure planning.

What set us apart: Raised Access Flooring Reuse
As part of our dedication and commitment to more sustainable demolition and enabling works, 11,448 raised access floor panels were refurbished and 100% returned to market for re-use. Whilst at tender stage, it was the preference of the client for the RAF to be kept for re-use on site, space constraints and operational challenges called for an alternative plan which we were happy to assist on. All tiles once palleted and bound, were taken to GD's storage facility, where our specialist partner refurbished them ready for re-use.
