General Demolition conducts £2.1m retrofit enabling works contract at James Riley Point

Marking the first step in one of the UK’s largest and most ambitious regeneration projects, General Demolition has been appointed by Newham Council to prepare the way for a comprehensive renewal at the James Riley Point tower block.

This will be the first phase of redevelopment part of the Carpenters Estate regeneration in Stratford, East London, with the prestigious contract reflecting a major milestone in the transformation of one of the most high-profile residential projects in the UK.

James Riley Point, an iconic 23-storey landmark originally built in the 1960s, sits in the heart of East London, situated within minutes of bustling Stratford Station and with sweeping views of the Queen Elizabeth Olympic Park. As part of a transformative retrofit, General Demolition’s enabling works will pave the way for the creation of 136 state-of-the-art social rent homes and a brand-new community and sports centre.

 
A testament to technical excellence 

This appointment comes after a competitive tender process in which General Demolition stood out for its exceptional technical expertise, experience on complex urban sites, and ability to work within partially occupied spaces. Five contractors were carefully assessed on quality, pricing, and social value –  and GD’s proven track record of tackling the most challenging projects was a key factor in securing the contract.

Under the expert leadership of Tom Ogden, General Demolition’s Operations Director, our team have begun the comprehensive enabling works. The works will include:

  • Installation of perimeter hoarding
  • Installation of edge protection (as required)
  • Isolation of services
  • MEP removal
  • Environmental cleaning
  • Asbestos removal
  • Internal strip out of existing structure
  • Lift removal
  • Removal of roof top plant & equipment
  • Removal of roof vegetation & installation of suitable weatherproofing.
  • Post completion CCTV drainage survey
Preparing for a green future

General Demolition will be preserving the building’s structure, with our enabling works playing a vital role in preparing James Riley Point for a highly sustainable retrofit. Once completed, the tower will meet the rigorous Passivhaus standards, a leading benchmark for energy efficiency, thermal comfort, and carbon reduction in high-rise housing.

James Riley Point is a central piece of the first phase of Newham’s £1 billion Carpenters Estate regeneration project, which will see over 2,100 new homes built across the estate.
